EPC B → A upgrade for New-build flat (post-1995)
New-build flats start from a good EPC baseline — but the ceiling for further improvement is tight. Here's how far an individual leaseholder can realistically go.
Upgrade measure stack
Cheapest-first ordering — calculator stops adding measures once the gap to A closes.
| Measure | Cost | SAP uplift |
|---|---|---|
| Loft insulation top-up to 270mm | £450 | +2.0 |
| Full LED lighting retrofit | £250 | +1.0 |
| Thermostatic radiator valves + controls | £400 | +1.0 |
| Air-source heat pump (BUS-eligible) | £11000 | +10.0 |
| Total | £12100 | to band A |
What's specific about this archetype
For a flat leaseholder, reaching EPC A often isn't possible without block-level changes. If the block as a whole adds communal solar or switches to heat networks, your EPC moves automatically. Unilaterally, focus on LED lighting, smart heating controls and hot-water measures — worth doing for running-cost even when the EPC barely moves.
Model your exact property
The figures above use a reference archetype. Your real floor area, mortgage balance, current energy bill and exact current band will shift the numbers. Use the full EPC upgrade calculator for a customised version, the insulation savings calculator to choose between competing fabric measures, and BUS grant eligibility if a heat pump is on the shortlist.
