What's specific about this archetype

In a flat, your EPC-upgrade lever list shrinks drastically: LED lighting, TRVs, hot-water cylinder insulation, and maybe glazing if it's yours to replace. External wall insulation, loft work and heat pumps usually need leaseholder or block management cooperation. For owner-occupied flats, modest improvements often still reach B — but the ceiling is lower than for houses.

Model your exact property

The figures above use a reference archetype. Your real floor area, mortgage balance, current energy bill and exact current band will shift the numbers. Use the full EPC upgrade calculator for a customised version, the insulation savings calculator to choose between competing fabric measures, and BUS grant eligibility if a heat pump is on the shortlist.
